Home Inspection Details ... causing higher heating and air conditioning costs 
Homes that have a heat pump or split air conditioning system installed frequently have the air handler located in the attic. In our climate, attics reach very high temperatures that can play havoc with the adhesives on the various tapes used to seal the ducts. This picture shows a home I inspected in Staunton where the metal duct tape's adhesive is beginning to fail. At this home inspection the holes created by the failing adhesive were in the supply plenum, which allows conditioned air to spill into the attic reducing system efficiency and increasing operating costs. If the holes are in the return plenum, fiberglass fibers from the attic insulation can be drawn into the air stream and be delivered to the living spaces creating a health issue. If your home's duct work is installed in either the attic or the crawlspace it is important to inspect them periodically to make sure they are all sealed in an air tight manner.
